Job Title: Online Community Sales Specialist

FLSA Status: Hourly Non-Exempt   

Location:  Position can be based remotely in in any of the following states: CA, CO, AZ, OR, WA, TX     

Position Summary:  New Home Co. is seeking an exceptional Online Sales Concierge to enrich our OSC Team. Someone who can expertly navigate the digital landscape to transform leads into lasting homeownership, ensuring top-tier experience for our customers.

Job Duties:

  • Relationship Architect: Primarily responsible for crafting, nurturing and enhancing relationships to ensure an enjoyable and seamless homebuying experience for every customer. 
  • Lead Generation: Leverage digital platforms to engage and convert inbound leads through live chat, phone, video and online interactions. 
  • Manage internet and interest leads in a timely manner and ensure the MLS and internet information is represented correctly in all forms of electronic media.
  • Develop a dialogue through phone and internet follow-up with prospects in order to drive appointments as well as physical traffic.
  • Engage prospective buyers in a thoughtful and collaborative manner by actively listening; answering questions; highlighting promotions, community amenities and unique selling propositions; reviewing the variety of floorplans and flex options; and providing prospective buyers with enough information to generate interest for a home tour/site visit.
  • Convert website visitors into leads and prospective sales by qualifying prospects so they can make decisions by narrowing choices and saving time. Assess prospect’s needs and earn the right to schedule a community visit.
  • Manager the Customer Relationship Management System (Lasso) which includes managing opt out e-mails, the Sales Department mailbox and developing systematic long-term follow up.
  • Track and report all internet/lead results.
  • Execute DRIP campaigns that are created by Marketing for new and existing prospective buyers and brokers to achieve hand-off and sales goals.
  • Provide feedback to Sales Manager on lost prospects, lead quality and specials needed to increase sales velocity.
  • Keep current with products, market trends and certifications:
    • Product and community knowledge to assist in generating internet leads, plans, features and pricing.
    • Community location story, interstates, shopping, and schools.
    • Competition and competitive offerings such as sales incentives, new products, etc. Knowledge of local markets, real estate laws/rules, local and national trends, any government proposed regulations and economic trends related to the home-buying industry.
    • Mortgage programs and maintain relationships with mortgage partner.

Position Qualifications

Education

  • College degree preferred.

Credentials/Certifications

  • Real Estate or broker’s license for applicable states.
  • Real Estate or broker's license in CA highly preferred. 

Experience

  • One to two years new home sales experience preferred.
  • Experience in internet sales or marketing, outside sales or lead generation preferred.

Skills

  • Proficiency in MS Office applications (Outlook, Word, Excel) with advanced knowledge of CRM systems like Lasso along with experience and proficiency in Bomb Bomb Video E-mail.  
  • Strong verbal and written communication and presentation skills.
  • Available to travel to NHC divisions (7) for site visits and grand openings.

Base Salary: The expected base salary range for this position is between $50,000 to $66,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
