Job Title: Construction Contracts Manager
FLSA Status: Exempt   
Job Location: Office, Hybrid or Remote                           

Position Summary   
You will own the end‑to‑end subcontractor and consultant contracting lifecycle across 100+ homebuilding communities nationwide. In this role, you’ll draft, negotiate and manage master subcontracts, project‑specific agreements, change orders and consultant engagements—while continuously refining processes for maximum efficiency and scalability.

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

  • Contract Drafting & Negotiation
    • Develop, maintain and refine template master subcontracts, consultant agreements, and related documents.
    • Collaborate with internal counsel, outside counsel and project teams to set up documents to allow operations teams to efficiently implement scopes, pricing, terms and change orders.
    • Support Deputy General Counsel in contract review and organization as needed.
  • Process Design & Optimization
    • Map the full contracting workflow (from request to executed agreement).
    • Identify bottlenecks and implement continuous‑improvement initiatives to reduce turnaround time and errors.
    • Configure and optimize contract management/CLM platforms.
  • Contract Administration
    • Oversee tracking and archiving of executed contracts, amendments, change orders and other related documents.
    • Generate regular reporting on cycle times, outstanding POAs, high‑risk vendors and related metrics.
  • Training & Support
    • Train project managers, procurement and operations staff on contract policies, templates and system tools.
    • Serve as the internal point of contact for contract‑process questions and exception handling.
  • Technology & Automation
    • Hands‑on experience with CLM/contract‑management platforms and emerging AI‑powered contract‑review tools.
    • Proven track record of leveraging automation to reduce turnaround times and manual tasks.
  • Continuous Improvement
    • Maintain a “living” playbook of best practices, checklists and FAQs
Managerial Responsibility:
This position does not supervisor other employees.

Position Qualifications
  • Experience & Education
    • Bachelor’s degree or equivalent relevant experience (paralegal certification is a plus).
    • 5+ years of hands‑on experience in construction subcontracting and consultant/vendor agreements.
    • Prior homebuilding industry experience preferred.
       
  • Skills & Competencies
    • Deep familiarity with standard homebuilding or other similar construction contract forms such as master subcontract, supplier, and consultant agreements.
    • Strong process‑mapping and continuous‑improvement skills
    • Excellent communication and negotiation abilities; adept at bridging legal, finance and field teams.
    • Meticulous attention to detail and proactive risk‑management orientation.
    • Experience implementing digital signature workflows.

Base Salary: The expected base salary range for this position is between $105,000 to $135,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday.
