Position Job Title: Site Manager II

FLSA Status: Salaried Exempt

Objective

Manage all aspects of the home building process according to the New Home Co. quality standards while adhering to budgets, maintaining the construction schedule, and achieving the desired level of customer satisfaction.

Job Duties

Scheduling

  • Ensure the delivery of all homes in accordance with the construction schedule and established closing dates. 
  • Provide adequate notification to trade contractors and suppliers of any schedule changes or delays.
  • Order materials to ensure their timely delivery to job sites in accordance with scheduling requirements.
  • Communicate with all designated parties regarding the status of scheduled closings and walk-throughs.
  • Provide coordination with the designer team to ensure options can be selected, ordered, and installed without adversely affecting the construction schedule.
Quality Control
  • Ensure home sites are properly cleared and prepared for construction start.
  • Conduct quality control inspections on all homes under construction on a daily basis to ensure all work is in compliance with published plans and quality standards.
  • Provide feedback and recommendations regarding ways to improve the construction process as well as the value engineering of homes.
Customer Satisfaction
  • Maintain good customer relations by communicating with the sales and design teams to answer questions and provide construction updates.
  • Assist other team members in achieving established customer satisfaction goals.
  • Maintain a courteous, professional demeanor in all dealings with customers
Trade Contractor and Materials Management:
  • Manage trade contractors to ensure proper communication and prompt resolution of any questions or problems.
  • Promptly inspect all material deliveries to ensure their accuracy and quality.
  • Manage the storage and installation of all materials in accordance with established company policies and procedures in order to minimize damage and theft.
  • Provide feedback to the Purchasing Manager regarding the selection and quality of trade contractors and suppliers.
  • Provide an on-going evaluation of the options selected for each project and their impact on both the construction schedule and customer satisfaction.
  • Inspect all trade contractor work and supplier deliveries prior to approving invoices for payment.
Cost Control
  • Deliver all homes within the established budget parameters by keeping extra work to a minimum.
  • Identify and propose methods of reducing building costs, cycle times and general inefficiencies.
Job Site and Subdivision Management
  • Ensure the cleanliness of homes under construction as well as the overall subdivision.
  • Ensure all site personnel comply with The New Home Company safety standards and with OSHA standards by monitoring job sites on a daily basis, and promptly notify trade contractors of any violations.
  • Immediately report all job site accidents in accordance with company procedures.
  • Enforce all established job site rules, regulations and policies including those outlined in the Storm Water Pollution Prevention plan.
  • Assist in the start-up of all new subdivisions to include the set-up of field offices and storage areas.
  • Conduct on-site safety and construction meetings on the established basis.
Construction Team Management
  • Provide initial and ongoing training to Assistant Site Managers to increase their knowledge and skill levels.
  • Handle any performance problems in accordance with the established Performance Improvement Plan process.
  • Effectively delegate problem solving and decision-making authority to Assistant Site Managers and follow-up to ensure satisfactory outcomes are achieved.
  • Provide leadership to team members by modeling the company’s values, vision, and operating principles.
General Duties
  • On a monthly basis, start and close the number of homes designated in the business plan.
  • When appropriate, monitor weather conditions and adhere to weather-related construction procedures.
  • Establish relationships and interface with all consultants and governing agencies and ensure compliance with current regulations.
  • Maintain updated knowledge of all plans and specifications.
  • Provide leadership to construction team members by modeling the company values, vision, and operating principles.

Position Qualifications

Education 

  • High school diploma required.

Experience

  • Must have a minimum of 7 years project Site Manager experience managing offsite construction operations.
  • Must have a minimum of 7 years’ experience as a construction Site Manager in the high-end market managing the installation of complex option programs as well as basic home construction.
  • Minimum of 3 years extended education in engineering or construction management background.  (May be waived in lieu of completion of a formal trade apprenticeship program and/or project superintendent experience

Skills

  • Possess excellent communication skills in order to work with both external and internal customers.
  • Ability to read and understand plans.
  • Capable of commuting to and from job sites in a timely manner.
  • Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
Requirements
  • Position requires driving as needed, frequency varies by location.
  • Valid driver’s license required.
  • This position often requires driving during the workday. As a contingency of employment, a background check, inclusive of an MVR, will be completed.

Base Salary: The expected base salary range for this position is between $115,000 to $125,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
