Position Job Title: Senior Purchasing Agent

FLSA Status: Salaried Exempt

Specific Job Duties

Information Management:
  • Create standard specifications for projects and update as needed.
  • Prior to bidding a new project, create or collect necessary documents to have loaded into plan management data base (bid invite, standard specifications, project agreement, best practices, scopes of work and other documents required for bidding).
  • Bid new projects (review plans, spread proposals and qualify proposals).
  • Manage budgets closely with VP Purchasing.
  • Negotiate pricing prior to awarding contracts.
  • Send budget with recommended trades thru for approval to VP Purchasing prior to contracting a new project.
  • Generate award letters and regret letters.
  • Create and update Request for Budget Change orders and log on fee projects.
  • Communication with Project Management, Site Managers, Sales Team, Design Team and Trade Partners.
  • Project set up in New Star (Plans and Elevations).
  • Add Model Subcontracts in Newstar for awarded trades.
  • Update budgets with change orders and send to VP Purchasing for approval.
  • Update Model Subcontracts in Newstar for pricing changes.
  • Re-bid trades if needed.
  • Work with Options PA to create Included Features Lists for new projects prior to Model Opening.
  • Monitor construction starts
  • Monitor lumber pricing to assure lumber is locked for each phase release at the appropriate time.
General Administrative Duties:
  • Answer and screen incoming telephone calls, assist callers whenever possible by providing appropriate information and taking messages as necessary.
  • Provide leadership to team members by modeling the company values, vision and operating principles.
  • Assist A/P and Trade Partners with billing issues as needed.
  • File documents as necessary.

Position Qualifications

Education

  • Bachelor’s degree  preferred

Experience

  • 3-5 Years of experience in a Purchasing role for a Homebuilder preferred
  • Newstar experience preferred
  • BuildPro experience preferred
  • Microsoft Office Suite experience preferred

Skills

  • Capable of working independently and as part of a small, tightly knit team.
  • Ability to perform the essential functions of the job in accordance with corporate requirements and professional business practices.
  • Must be detail-oriented, organized and follow tasks through to completion.
  • Able to manage time wisely and work within deadlines.
  • Strong written and verbal communication skills.
  • Flexible, able to anticipate, prioritize and multi-task.
  • Ability to type at least 45 wpm.
  • Ability to operate 10-key by touch.
  • Ability to negotiate
  • Must be able to demonstrate proficiency in blue print reading as well as take-off estimating.
  • Ability to develop and improve vendor partnerships

Base Salary: The expected base salary range for this position is between $82,000 to $95,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
